About

Andria provides 35 years of real estate sales and investment experience to one of the most prestigious and sought-after real estate markets in the United States. Serving discriminating national and international clients, Andria represents luxury homes, estates, land and commercial properties in the Santa Barbara area, including the upscale enclaves of Montecito and Hope Ranch, and the nearby Santa Ynez Valley which is home to world-class wineries and thoroughbred horse ranches. For years, she has ranked in the top three for closed sales in Santa Barbara's Multiple Listing Service.

A California native, Andria graduated from UCLA and subsequently spent nearly a decade as a sales, advertising, and public relations executive; excelling at marketing analysis, strategic planning, communications, and customer service. Today, her commanding position in the upper echelon of California real estate professionals is a result of that expertise combined with her strong negotiating skills, tireless work ethic, integrity, and dedication to her clients. As a visionary and founding partner of Grandi & Company, she utilizes her interior design talents to help her clients put their properties in the best light by providing guidance, resources, and wholesale discounts.

A dedicated humanitarian and philanthropist, Andria serves on the Boards of the Westmont College Foundation and the Santa Barbara Council on Alcoholism and Drug Abuse (CADA). She chaired CADAs Amethyst Ball, one of Santa Barbara's premier fund raising events. She also climbed Mt. Pisco, a 19,000+ foot peak in Peru, and trekked Bhutan and Iceland with other community leaders to raise funds for the Daniel Bryant Youth and Treatment Center. After chairing the World-Polo Championship Presidents Ball Silent Auction and serving on other committees, she received the United Ways Volunteer of the Year award. She is a founding member of Santa Barbara's Women United, and has chaired the Classic Storybook Luncheon to raise funds for Kindergarten readiness and literacy. Andria is also a founding member of Westmont's Women's Leadership Council and has co-chaired annual luncheons to encourage and inspire women in our community and beyond.  

She is a dedicated runner, an activity earning Andria first place honors in her division of the Santa Barbara Half-Marathon. An avid snow and water skier, paddle-boarder, hiker and competitive Latin ballroom dancer. She also enjoys golf, yoga and travels with her grown children.

Architecture

The Warner Group Architects, Inc. portfolio of projects includes a distinctive group of country clubs, golf clubs, and private resorts, which have become one of the firms’ recognized specialties. Private estates and high-end residential projects are another of the firm’s specialties, with commissions in the most recognized California neighborhoods, as well as several national and international destination locations.

The firm’s projects are notable for their organizational structure, which places a single Project Architect in the primary position of responsibility for managing the job from inception to completion. He/she provides the client with a single point of communication to all consultants involved and assures continuity of design, as well as adherence to scheduling and budgetary guidelines. Supported by design staff, draftspersons, CAD specialists, and clerical staff, the Project Architect can be relied upon by the client for accountability in all aspects of the job.

The architecture and design team employs state of the art techniques to deliver high-quality design development and construction documents. The firm's design and production staff use AutoCAD and REVIT software for drawings, 3-D modeling, and renderings. This system is compatible with those used by most clients and consultants, allowing us to efficiently exchange information with all members of the design team.

Interiors

The Warner Group Architects, Inc. is a full-service architecture and interior design firm with an interior portfolio as diverse and accomplished as the structures themselves. The ability to have architects and designers under the same roof affords a high level of continuity on all projects.

Interior Design goes far beyond traditional decorative elements. The firm’s philosophy is that a home is one of the greatest forms of self-expression, inspiring its occupants and mirroring their lifestyle. Interior Design begins with the shell of a space and the selection of core elements such as flooring, countertops, millwork, fireplaces, plumbing, appliances, hardware, and acoustic treatments.

Senior Interior Designer, Jamie Hallows, specializes in high-end residential and hospitality projects with an emphasis on unique and innovative design. Her education and experience span all aspects of the design and building process, giving her a valuable and well-rounded approach to interiors. She believes it is essential to create a dialogue between the architecture and interiors, and that the key component of any successful project is open communication with the client to achieve an outcome that is tailored specifically to them.

Thiep Cung, AIA

Thiep is the CEO of the Warner Group Architects and took over that role from the company founder Jack Warner in 1999. He is a licensed architect in the State of California and has a Bachelor of Architecture from Cal Poly, SLO. Prior to joining the Warner Group Architects, Thiep was privileged to be associated with several of Santa Barbara’s most prestigious firms as well as with the renowned firm Ehrlich Rominger Architects. While with the Warner Group, Thiep has managed all recreational and private projects to provide our clients unique, creative design and efficient project management to fit all levels of project budget and time constraints.

Kelly Teich, AIA

Since joining the Warner Group in 2005, Kelly has been instrumental in managing and generating designs and construction documents for numerous award-winning projects, as well as facilitating client relationships and obtaining agency project approvals. Kelly is a licensed Architect in the State of California and has a Bachelor of Architecture from Cal Poly, SLO. Kelly is also an accomplished photographer and occasionally photographs completed projects for the Warner Group. In addition to architectural photography, Kelly focuses on landscape, and underwater photography, combining his passions for design, backpacking, and scuba diving.

Jamie Hallows

Jamie is a creative and hardworking professional, experienced in the broad spectrum of interior and architectural design. She is a seasoned and resourceful designer with an innovative style. As the head interior designer for The Warner Group, Jamie’s daily interaction with project architects, job site managers, consultants, and clients reinforces the strong interrelationship between architecture and interior design. The wide range of projects she has had the pleasure of working on has exposed her to the demands of strict lead times, purchasing requirements, and sensitivity to working within specified budgets.  Jamie’s experience following a design from its initial client presentation of interior architecture and detailed interior furnishings, to the final stages of installation, creates a beautiful and harmonious balance within the overall design scheme.

Christopher Richards

Chris is a talented architect licensed in the State of Missouri and a highly recognized designer who has been recruited to work on several large projects including some celebrity clients. Before joining the Warner Group, Chris honed his skills working for firms in New York City, Santa Barbara and Kansas City giving him exposure to a diverse range of projects types and scales including country clubs, restaurants, museums, hospitals, military bases, large estates, private residences, and international residential developments. While attending university for his Bachelor of Architecture he also received minors in business administration, art history, fine arts, and global studies.

History

The Warner Group Architects, Inc. boasts local roots in the Montecito Community since it was founded in 1966 by Jack Lionel Warner, with partners James Morris and Charles Wilson. The firm was officially established as Warner Morris & Wilson Architects when they were commissioned the firm’s first project—to convert the old lemon packing house in Montecito into the Clubhouse for the prestigious Birnam Wood Golf Club.

Since that time, the firm has undergone a number of name and partner changes. Jack Lionel Warner partnered with fellow architect Paul Gray in 1974, becoming Warner & Gray. Then in 1999, the firm entered the new millennium as The Warner Group Architects, Inc. under the leadership of current CEO, Thiep Cung, AIA.

Thiep Cung joined the firm in 1995, with Warner & Gray, specializing in high-end residential and exclusive country club projects. He soon became established as the firm’s President in 1999 and succeeded Jack Warner as Chief Executive Officer in 2005.
